PLAN CHANGE 120

Many of you will have received emails saying you can now make a

submission on Plan Change 120 and you’ll be thinking ‘I already did that!’

This is now the revised plan change after Housing Minister Bishop was

forced to reduce his intensification plans for Auckland.

The implications for Devonport are much the same but with one important

change.

84 Devonport properties will be rezoned Mixed Housing Suburban from

Single House Zone.

MHS means that 3 dwellings can be built on the one site but still within the

8 metre height limit.

Under this new plan 240 properties will be withdrawn from the Special

Character Area in Devonport when previously it was 258.

156 of them will remain as Single House Zone along with the rest of

Devonport.

We will be submitting that Special Character should remain over the whole

of Devonport to ensure the area retains its heritage identity.

This is even more crucial on the Mixed Housing Suburban sites because

without the character overlay guidelines, there could be highly

unsympathetic developments.

We will also oppose the MHS zoning as it will diminish the historic

subdivision pattern and streetscape of Devonport.

If you have already made a submission, that still counts but you can submit

again if you want to make a different comment.

Anyone who lives in or near to a proposed MHS site should submit as the

change will affect your property.

where you think the Special Character Area should remain.

Suburban you should write how this will affect you and your house.
